But under section 21 of the 1988 housing Act, landlord must provide the notice period of 2 months and tenant must serve the notice period of 1 month before leaving the property.</p>
<p>Landlord can ask to leave the property any time during a year and tenant has full right to leave the property any time during the contract. There are few important things that needs to follow by both parties:</p>
<p>Notice by Tenant –</p>
<ol>
<li>Notice must be      in writing, oral notice is void</li>
<li>Notice      must be served at least 4 week or 1 month before, if rent is paid monthly.</li>
</ol>
<p>Notice by landlord –</p>
<ol>
<li>Notice must be      in writing, no oral notice is acceptable</li>
<li>Notice      must be given at least 8 weeks or 2 months before.</li>
</ol>
<p>Housing act 21 helps to regain the possession of the property. If landlord wants to regain possession before completing the landlord tenant agreement, there are few conditions that has to be followed by landlord strictly.</p>
