UK government have introduced certain rules, regulations and landlord tenant act to avoid any kind of dispute between two parties. Landlord tenant obligations have been created by law for smooth relationship between tenant and landlord. Tenant has an obligation to pay the actual amount of rent on or before due date. Most of the landlords do provide grace period in case of late payments, but it completely depends on the understanding and area you live.
As per landlord tenant obligations, landlords have no authority to disturb the tenant for any purpose. In case of inspection, you are required to serve a written notice period before 24 hours of inspection. It is a duty of tenant to keep the rented property in a clean and tidy condition. It doesn’t mean that it should be clean like a office or shop, but you are expected to clean it nicely.
It is unacceptable that you will never be cause of damage in rented property. As per landlord tenant obligations, tenant should pay the damage occurred by him intentionally or unintentionally. It depends on mutual understanding how much you should pay for damage.
Various landlord tenant obligations are made that are predetermined by the law. There are so many rights that are made for the home owners and renter separately. Tenant’s rights are to pay the rent on a timely manner, paying the electricity and other bills on time. Secondly, you must not cause a disturbance to the other tenants especially in the night time. It is very much important that occupant should keep his or her apartment and its surrounding area in a clean and tidy condition.
Landlord must know that he or she should not unnecessarily disturb the renter. Home owners must be allowed to inspect a rental property from time to time and make essential repairs particularly if they anyway affect other tenants. It is also the part of the renter obligation to permit the landlord to enter the rental area so as long as reasonable advance notice has been given and the entry is made at some logical time.
