Landlord tenant act has been introduced by government of United Kingdom to make a longer and fruitful relationship between homeowner and tenant. The basic objective of law was to eliminate any future dispute due to authority, responsibility, and duty of either party. In order to prevent the relationship from any damage, many laws have come into existence. Laws or act can vary from state to state or country to country, but basic objective doesn’t change, it remains the same.

Conflict between homeowner and tenant can be occurred any time due to big or small issues. It completely depends on both parties how they react in particular situation. A wise decision can prevent the relationship and a stupid step is more than enough to end the agreement. Landlord tenant act can not elaborate the day today dealing of both parties and it is not possible to force any party to follow a particular rule.

Generally, disputes are happened due to many reasons like, security deposit, privacy of tenant, eviction, rent amount, rent date, rent hike, pets, number of people allow in rented property etc. All laws and acts defines these points only because they are basic reasons behind any conflict between the landlord and tenant.

Tenant is responsible to pay the rent, gas bills, electricity bill, and telephone bill on time.

Being a landlord or tenant is not so easy. Both parties got their own roles and responsibilities towards each other and property. And landlord tenant law defines the rights and responsibilities of both parties. Landlord should understand that tenant is customer who pays every month for the property and tenant must realize that landlord is authentic owner of rented property.

Landlord Deduct Security AmountSometimes tenants face the problems from the landlord side regarding the refund of money which has been deposited in the form of security deposits. At times landlord make unnecessary and unusual deductions from the security amount for the natural and certain losses of his property. If this problem arises before you then you have complete authority or legal right to claim the landlord. A landlord cannot make unusual deductions without giving the justifiable reasons.

Tenant has the complete right to take a legal action with in the lease period. Usually according to landlord tenant law, landlord has to give 21 days notice to the tenant before completing the lease period. If at that time tenant finds some unnecessary reductions from the security amount which he has deposited, he can write a legal application to the local authorities stating the reasons to be unjustifiable from the landlord’s point of view. If landlord proves his points valid then he has the whole sole right to deduct the said amount.

Tenant can send this application by e-mail, phone or by post but making it sure that it should reach the authorities within the required stipulated time. If the loss is occurring due to some natural calamity like bad weather in that case landlord has no right to deduct the amount of security deposit but it is the duty of tenant to inform the landlord about the loss occurred due to natural cause.
