Home is not an investment out of which you can expect particular return. But few people know how to earn money from home. By renting out the property, landlord earns good money, but return on investment always comes with few tensions and problems. In order to eliminate the tension of landlord, UK government have introduced landlord tenant act and landlord lease. It is a most important written document or agreement which shows the authority, responsibility, rules, regulations of landlord and tenant.

After signing the landlord lease, it is important for both parties to keep it secure and safe. Any of the party can misuse the authority in the absence of such documents. This document contains various things like rent amount, due date of rent, number of people allowed in property, privacy of tenant, maintenance, security deposit, timing, pets etc. These are few important things which you can easily find in any rent agreement.

But it is advisable to mention every minor detail which can be cause of any disputes in future. Many times, you can find few extraordinary things in landlord lease for example number of pets allowed in home.

What is the need of landlord tenant act for society when we all educated people? It could be nice question to ask, but practically we need this law or act. Landlord and tenant shares most suspicious relationship with each other which can be convert into a war any time. Everyone knows that you can not stop the small disputes between the two parties and it is not possible for court as well to handle such minor issues.

In order to eliminate the disputes up to certain extent, UK government has introduced landlord tenant act for both parties. In this act, you can find the rules, regulations, authority, right, responsibility of landlord and tenant towards each other. With the help of this act, cases of disputes have been decreased a lot in United Kingdom except few circumstances.

Now, people understand what they can or can’t do in rented property. According to a landlord tenant act, both parties should sign an agreement before commencing the landlord and tenant relationship. It is advisable to write every minor point in this agreement from number of pets to privacy policy. But it should be signed by both parties after reading it properly.

UK government have introduced certain rules, regulations and landlord tenant act to avoid any kind of dispute between two parties. Landlord tenant obligations have been created by law for smooth relationship between tenant and landlord. Tenant has an obligation to pay the actual amount of rent on or before due date. Most of the landlords do provide grace period in case of late payments, but it completely depends on the understanding and area you live.

As per landlord tenant obligations, landlords have no authority to disturb the tenant for any purpose. In case of inspection, you are required to serve a written notice period before 24 hours of inspection. It is a duty of tenant to keep the rented property in a clean and tidy condition. It doesn’t mean that it should be clean like a office or shop, but you are expected to clean it nicely.

It is unacceptable that you will never be cause of damage in rented property. As per landlord tenant obligations, tenant should pay the damage occurred by him intentionally or unintentionally. It depends on mutual understanding how much you should pay for damage.

Landlord and tenant share the most amazing relationship with each other. You can never forecast anything about this relationship. As it is quiet complicated relation, UK government has made landlord tenant act which defines the landlord tenant rights. Today, we are going to discuss about the rights of tenant:

Discrimination – It is void to reject the application form of tenant just because of race, color, gender, social status, religion, nationality, age, physical disability etc. Landlord has no right to discriminate with tenants on basis of these factors.

Clean premises – Another tenant rights is that he/she should get the clean, safe and secure place to live. Most of the time, landlord just provides a property which is not safe at all. In this case, tenant can ask landlord to clean the place as soon as possible and make it suitable for living.

Privacy – Most of the landlord doesn’t follow this rule and disturb to tenant every time. According to landlord tenant act, you can’t disturb to tenant for any reason. And landlord can’t enter in the rented property without any prior notice. Landlord is required to serve a notice period of 24 hours before inspecting the house.

These are few important tenant rights which can be used by tenant to live happily in property.

Landlord tenant act has been introduced by government of United Kingdom to make a longer and fruitful relationship between homeowner and tenant. The basic objective of law was to eliminate any future dispute due to authority, responsibility, and duty of either party. In order to prevent the relationship from any damage, many laws have come into existence. Laws or act can vary from state to state or country to country, but basic objective doesn’t change, it remains the same.

Conflict between homeowner and tenant can be occurred any time due to big or small issues. It completely depends on both parties how they react in particular situation. A wise decision can prevent the relationship and a stupid step is more than enough to end the agreement. Landlord tenant act can not elaborate the day today dealing of both parties and it is not possible to force any party to follow a particular rule.

Landlord tenant act defines most important points and clarify them nicely. Generally, disputes are happened due to many reasons like, security deposit, privacy of tenant, eviction, rent amount, rent date, rent hike, pets, number of people allow in rented property etc. All laws and acts defines these points only because they are basic reasons behind any conflict between the landlord and tenant.
