The landlord is the owner of the property which is given to the tenant on lease. Though it seems pretty simple, the landlord tenant relationship is quite complex. The tenant and landlord can stay peacefully if they have common point of views. If they have different point of views the arguments between them may increase. These arguments and the resulting dissatisfaction can be avoided if both landlord and tenant are aware of their rights and duties as well.

The situation becomes worse when both landlord and tenant have to share the property being leased. Small issues like parking space won’t take time to grow in to big arguments. So, both landlord and tenant need to follow their duties with responsibility.

The landlords have several duties like making the place livable, making repairs for every wear and tear, in case of any complaint a written notice should be given to the tenant etc. similarly the tenant has also responsibilities to follow like the place owned should be kept clean, the rent must be paid on time, proper disposal of garbage and proper care of the property must be taken by the tenant.

Before the property is given on lease both the parties should make a written agreement in which all the terms and conditions from both the sides should be mentioned clearly. The landlord and the tenant must both must keep their own copy of the agreement with them. But still if there is any problem between them they should move to an advocate.

The government has made certain laws and acts known as “Landlord Tenant Act”. These acts include every thing from regulations to penalties for the offending party. This even include of removal of tenant without prior notice following certain circumstances like drug intake by tenant, any violence or any other criminal activity.
